Property scams don’t start in court. They start with a beautiful brochure.

A free, sourced guide for anyone buying property in India: how to check a builder on official portals, the RERA rights that protect you, the red-flag patterns to watch for, and a dated record of publicly reported regulatory actions.

What this site is — and what it is not

So nobody mistakes awareness material for a verdict.

What this site is

  • A guide to checking any builder or project yourself, using official records.
  • Plain-language notes on RERA and consumer-law rights.
  • A dated, sourced record of regulatory actions reported in mainstream media — with each company’s stated position where available.
  • A place to ask a question or tell us about a problem, privately.

What this site is not

  • A finding of guilt. A search or an investigation is not a conviction.
  • A rating or verdict on any project or company.
  • A law firm, regulator, court or financial adviser — nothing here is legal, tax or investment advice.
  • A substitute for checking official records and your own documents.

Six red flags that catch buyers out

General market patterns — not a claim about any particular developer. Spot the move early and ask the right question.

The “assured return” pitch

A fixed monthly return offered to make you commit fast.

Ask for: the clause in the agreement, how it is paid, TDS, and the lease behind it.

Super-area loading

You pay on a large “super area”; the usable carpet area can be much smaller.

Ask for: carpet area, super area and the loading percentage in writing.

A partial OC shown as full

A certificate that covers some towers or floors, presented as if it covers yours.

Check: the OC/CC with the authority, tower by tower.

Paying a broker’s account

Pressure to send money to a third party; receipts later disputed.

Rule: pay only the builder’s official account and take a receipt.

Big payments, no agreement

Large sums collected before a registered agreement for sale exists.

Rule: RERA caps the advance at 10% before a registered agreement.

The remote NRI purchase

Video calls, decks and WhatsApp promises in place of documents.

Fix: appoint independent local verification before you remit.

How we handle sources

Every claim carries a label

We separate what an authority or court has recorded from what the press has reported and what buyers have told us. Nothing is labelled as fact unless a record shows it.

Read our methodology

Official record

A RERA, registry or authority entry or order we can link to.

Court finding

A reasoned order or judgment, with case number and date.

Pending

A case or investigation reported as ongoing. No view on merits.

Press-reported

A named, dated media report. Not proof by itself.

Buyer-reported

What buyers say, backed by a document we have seen.

Insufficient information

Not enough to publish. We say so rather than guess.

Reported public record

What the press has reported about the Bhutani Group

Searches and investigations reported in national media, attributed to their sources. They are not convictions, and every person and company named keeps the presumption of innocence.

37

premises were searched in the January 2024 Income-Tax operation on several Noida developer groups, including Bhutani Infra.

₹1,500cr

in unaccounted cash was reportedly found across four Noida builder groups in those searches — a combined figure, not one company’s.

IANS recap via The Hans India, 27 Feb 2025

₹500cr

of transactions were reportedly examined at the Lucknow office during the February 2025 ED searches. The ED has not officially confirmed this figure.

agencies — the Income-Tax Department and the Enforcement Directorate — have been reported as carrying out searches. The company says it is cooperating.

Read this carefully. The items above are searches and investigations reported in the press. They are not court judgments and do not show that any person or company has committed an offence.
